The city of Boston has an ambitious goal to be carbon neutral by 2050. We are helping to achieve this through projects designed to initiatives like the Seaport Square’s Environmental Impact objectives and the Mass Stretch Energy Code as well as Net Zero projects like One Boston Wharf Road.

The completion of 111 Harbor Way marks the first phase of the Seaport District’s redevelopment. This 17-story, 525,000 ft虏 tower, designed in collaboration with Gensler, and landscape architect, Field Operations, features modern workplaces, retail spaces, and underground parking. The building’s design includes outdoor terraces on alternating floors and the “paseo,” a public promenade lined with shops and a central amphitheater. The use of triple-glazing eliminated the need for a perimeter heating system, resulting in significant energy savings and improved acoustics. This project aligns with the Seaport Square’s Environmental Impact objectives, achieving LEED v4 Gold certification.
One Boston Wharf Road, also known as Seaport District Block L5 Tower, is a landmark project featuring Boston’s largest Net Zero Carbon office, a new performing arts center, and ground-floor retail space. Designed by Henning Larsen, this 707,000 ft虏 mixed-use building aims for Net Zero Carbon by replacing fossil fuel-fired systems with all-electric systems powered by renewable sources. This project supports Boston’s goal to be carbon neutral by 2050, reducing greenhouse gas emissions significantly and marking the first commercial use of Sublime’s zero-carbon cement.
Boston has a building emissions performance standard, building emissions reduction and disclosure (BERDO.) The goal is to show that the buildings in the city are reducing their carbon emissions by a certain threshold over time, with the goal of getting to zero by 2050. And the cool thing about this project at One Boston Wharf Road is that because it is zero operational carbon, it already meets the 2050 goal of being at zero. Even though we’re only in 2025 today.

The 400 Summer Street project, a collaboration with Morris Adjmi and Stantec, is a 16-story, 630,000 ft虏 tower designed for office and laboratory tenants, including the Foundation Medicine Institute (FMI). The building features 30,000 ft虏 of retail space and blends innovative building systems with traditional facades. Key features include heat recovery ventilation units, chilled beams for radiant heating and cooling, and a lower window-wall ratio to reduce peak heating and cooling loads. Achieving LEED Platinum certification, the project boasts significant energy and greenhouse gas reductions.
350 Summer Street is a core and shell development designed to support multiple tenants with a mix of office and laboratory spaces. This 17-story, 455,000 ft虏 tower includes over 40,000 ft虏 of retail space. Working alongside Stantec, 海角视频’s involvement includes MEP/FP engineering, low-voltage engineering, sustainability consulting, energy analysis, and fa莽ade design consulting. The building infrastructure is designed to accommodate Current Good Manufacturing Practice (cGMP) regulations, supporting pharmaceutical and biotech development.

It’s a little bit over a quarter mile long public way that connects Summer Street all the way to the Boston Harbor.
