Boston鈥檚 Seaport District is in the midst of a transformational regeneration of the city鈥檚 historic working port.

Unlocked with $22bn of public investment, the district is now home to an ecosystem of more than 350 companies, from global leaders in technology and biotech, to ground-breaking start-ups.

海角视频 has been engaged to provide multidisciplinary consultancy across a broad range of services through multiple phases of the development project led by Boston-based WS Development.

Challenge

111 Harbor Way has the architectural vision of the Gensler design team and is designed to provide grade-A+ modern workplace, while respecting the authentic industrial context of the Seaport neighborhood, with a timeless and elegant aesthetic.

Part of a four-building block surrounding an urban park, the 525,000ft2 tower includes 15 floors of modern workspaces as well as two levels of retail and underground parking.

The 17-story building is designed with many human-focused elements, focused on the wellbeing and comfort of the building鈥檚 end users, including outdoor terraces on alternating floors and the 鈥淧aseo鈥, a vibrant street-level interior public promenade lined with shops and a central amphitheater.

Solution

Working with WS Development and Gensler, 海角视频 played a key role in realising the client鈥檚 vision for a community-focused building in the heart of Boston鈥檚 Seaport District.

We provided MEP and fire protection engineering, audio visual (AV), IT, security, sustainability, energy modelling, and structural peer review services. To support the early design decisions related to floor-floor heights and core configuration, we worked with Gensler to lay out a range of system distribution options with primary vertical risers and horizontal distribution pathways.

Our team also worked to identify integrated design goals related to occupant comfort, energy savings, and system design. Through iterative analysis of various systems options, our team was able to optimize the balance between envelope performance and mechanical system design to achieve an economically and thermally optimal outcome for the building and its occupants.

To support the City of Boston鈥檚 rigorous Article 37 process, 海角视频 worked closely with Gensler to complete all documentation related to resiliency, LEED certification, energy savings and renewable energy studies. This work also required reporting on energy use intensity (EUI) and greenhouse gas emissions (GHGs) to support Seaport Square鈥檚 Environmental Impact objectives and goals. In 2022, 111 Harbor Way received LEED-Gold certification.
