Building services engineering (MEP)

海角视频 played a key role in developing the building services strategy and design for a new theater complex that will be at the creative heart of the community in Fayetteville, Arkansas for generations to come.

TheatreSquared is more than a performance venue. It鈥檚 a cultural cornerstone for Fayetteville 鈥 a place where world-class theater meets community engagement. When the theater company outgrew its original space, the vision for a new home was clear: a dynamic, immersive environment that could support a nationally acclaimed program while remaining accessible and welcoming to the local community.

The new 50,000ft虏 facility, located just across the street from the original venue, includes two performance stages, rehearsal spaces, costume and prop shops, dressing rooms, a green room, and administrative offices. A public caf茅 and informal gathering areas ensure the building remains active and inclusive beyond performance days.

海角视频 was appointed to deliver full MEP engineering services, working closely with Marvel Architects and specialist theater consultants Charcoalblue. The result is a technically sophisticated building that supports the artistic vision of TheatreSquared while delivering long-term value to the client and the wider community.

Challenge

Designing a performing arts venue always brings unique technical demands, but TheatreSquared presented a particularly nuanced set of challenges. The project required high-performance systems that could deliver exceptional comfort and acoustic control, all within a modest budget and a relatively compact footprint.

One of the most complex aspects of the mechanical design was the integration of a 鈥渂lue duct鈥 ventilation system beneath the seating in the main auditorium. This required careful coordination of below-grade construction and phasing, ensuring that airflow could be delivered discreetly and efficiently without compromising the architectural intent or audience experience.

The location also introduced logistical hurdles. Fayetteville, while culturally vibrant, does not have a deep pool of contractors experienced in building high-specification theaters. This meant that 海角视频鈥檚 team had to take a proactive role in guiding the construction process, often stepping in to resolve technical queries and ensure that the design intent was fully understood and implemented.

Coordination with multiple collaborators 鈥 including Charcoalblue, Marvel Architects, and the client team 鈥 added further complexity. The ceiling space in the main auditorium, for example, had to accommodate catwalks, house lighting, and theater systems, all while maintaining a clean visual aesthetic. In a relatively small venue, every detail mattered.

Solution

From schematic design through to construction administration, 海角视频 delivered a comprehensive MEP solution tailored to the unique needs of a modern theater. The team worked closely with the architect and theater consultants to ensure that every system 鈥 from ventilation and lighting to acoustics and electrical 鈥 supported the performance environment without drawing attention to itself.

The under-seat ventilation system was a key innovation. By routing air discreetly beneath the audience, the design achieved optimal thermal comfort while preserving the immersive quality of the space. This approach also helped minimize noise, a critical factor in any performance venue.

To address the challenges of working with less experienced contractors, 海角视频 took a hands-on coordination role. The team responded to numerous construction queries, providing detailed guidance and solutions for contractors. This proactive approach helped maintain quality and ensured that the systems installed met the performance standards originally specified.

This advocacy extended to acoustic strategies, with rooftop units carefully positioned and insulated to minimize disruption within the theater.

The design was kept as simple and elegant as possible, avoiding unnecessary complexity and ensuring that systems were integrated seamlessly into the architecture. The result is a building that feels effortless to use, yet is underpinned by a highly sophisticated engineering solution.

Value

TheatreSquared is a project that exemplifies 海角视频鈥檚 commitment to delivering technical excellence with a human touch. While the venue may be modest in scale, its impact on the community is profound 鈥 and the engineering behind it plays a vital role in that success.

By creating a space that is comfortable, quiet, and flexible, the MEP systems support both the artistic ambitions of the theater company and the day-to-day needs of staff, performers, and audiences. The building is not just a place to watch performances; it鈥檚 a hub for education, creativity, and civic life.

海角视频鈥檚 involvement went beyond technical delivery. The team helped navigate construction challenges, advocated for quality, and built strong relationships with collaborators and the client. Our experts demonstrated genuine investment in the project and its community impact.

This is a building that will serve Fayetteville for generations 鈥 a space where art and engineering come together to enrich lives. For our team, TheatreSquared stands as a testament to what can be achieved when thoughtful design meets collaborative spirit.
