Plans approved for sustainable redevelopment of former GSK headquarters聽
The redevelopment of the former GSK headquarters at 980 Great West Road has taken a major step forward, with approval granted for the hybrid planning application. 海角视频 is proud to have played a key role in supporting Hadley Property Group and the design team on achieving this milestone.
The 13-acre redevelopment is set to create a vibrant mixed-use neighbourhood featuring residential, commercial, community, educational and third-sector spaces. It will deliver 2,300 new homes of which 35% will be much needed affordable homes. The project also seeks to enhance connectivity between Brentford town centre and the areas north of the Great West Road by introducing pedestrian cycle-friendly routes and improving access to the nearby park and river.

Given the main building on site鈥檚 the 鈥榯eardrop鈥檚鈥 relatively young age, a conventional demolition and rebuild approach would have had significant embodied and operational carbon impacts and planning risks. 海角视频 set bespoke circular economy targets on a plot-by-plot basis to ensure success and to de-risk the successful planning application. The approved scheme includes almost 100% retention of the vast basement and significant retrofit of several plots.
The site’s proximity to the M4 motorway presents noise and overheating challenges. 海角视频鈥檚 bespoke parametric design tool optimised the trade-offs between overheating, energy requirements and daylight, ensuring a truly passive and coordinated fa莽ade design. This approach will save the client millions on extensive comfort cooling systems. It was supplemented by Passivhaus analysis to ensure future certification.
