海角视频 brought strategic foresight, technical rigour and a deep understanding of operational theatre environments to help The Arts Theatre, Cambridge, secure its long-term future while remaining a cultural cornerstone at the heart of the city.

Working with a Grade II-listed building in one of the most sensitive locations in Cambridge, the team supported a major transformation of the theatre that balances respect for its historic fabric with the demands of a modern performance venue. The project combines a comprehensive refurbishment of the main auditorium, a significant upgrade to building services and energy infrastructure, and the creation of a new studio theatre which will be constructed above the existing house, due for completion in 2028, all delivered through a carefully phased approach that protects revenue and minimises downtime.

Located opposite King鈥檚 College and surrounded by historic college buildings, The Arts Theatre is both physically constrained and deeply embedded in the civic life of the city. The refurbishment responds to the theatre鈥檚 ambition to broaden its programme, reach new audiences and improve environmental performance, while enabling it to operate as a financially resilient, multi-performance space. 海角视频鈥檚 integrated engineering and advisory input was central to shaping a solution that works structurally, acoustically and operationally, supporting the theatre鈥檚 artistic ambitions as well as its long-term .

Challenge

At the heart of the project was the challenge of intervening in a complex, tightly constrained historic building without undermining its operation or identity. The theatre鈥檚 1930s steel-framed auditorium sits within a dense urban block of listed buildings, with limited access and very little tolerance for disruption. Any new construction had to contend with existing structural capacity, and restrictive planning conditions. In Phase 2 the studio theatre will also be constructed over an active performance space.

One of the most demanding aspects of the project has been the proposal to create a new studio theatre above the main auditorium, replacing a redundant restaurant and kitchen that are no longer in use. While the design has been completed, construction is yet to commence, and the scheme presents structural, acoustic and logistical challenges in equal measure. The proposed space is intended to be robust enough to support live performance while remaining lightweight to avoid extensive strengthening of the existing structure. At the same time, it has been designed to achieve a high level of acoustic isolation, enabling simultaneous performances to take place without compromise to the audience experience in either venue.

The project was further complicated by the condition of the existing building services. Much of the plant had reached the end of its serviceable life, requiring replacement, yet the theatre also had clear aspirations to reduce its operational carbon footprint and move away from reliance on fossil fuels. Balancing immediate operational needs with longer-term decarbonisation goals demanded a pragmatic, staged approach rather than a single disruptive intervention.

Maintaining the theatre鈥檚 financial viability throughout the works was critical. As an independent, privately funded cultural organisation, The Arts Theatre relies heavily on consistent income from performances, particularly during key seasons such as the Christmas pantomime.

Phase 1 was therefore delivered within a single extended dark period. Looking ahead, the Phase 2 design has been developed to minimise future dark periods during construction, enabling the building to remain operational wherever possible and reducing financial risk.

Solution

海角视频 worked closely with the client and design team to develop a phased, integrated solution that addressed these challenges holistically. The first phase focused on a full refurbishment of the main auditorium and back-of-house spaces, delivering a comprehensive upgrade to performance facilities, technical infrastructure, dressing rooms and front-of-house environments. This phase involved extensive strip-out works, enabling modern services and systems to be installed while creating a renewed architectural character that acknowledges the theatre鈥檚 heritage through materiality and layout.

In parallel, the team developed a forward-looking strategy for the theatre鈥檚 energy infrastructure. Rather than pursuing an immediate and potentially wasteful removal of recently replaced gas boilers, 海角视频 advised on a pathway approach to net zero in operation. This involved replacing end-of-life equipment where necessary, reusing plant where viable, and installing new infrastructure that future-proofs the building for a transition to air source heat pumps when appropriate. A newly configured plant room, and new roof top plant space over the studio theatre lobby was designed to serve the whole building, with capacity and connections in place to support future upgrades without major disruption. The inclusion of roof-mounted photovoltaic panels and water-efficient sanitary fittings further supports reductions in operational energy and water use.

The second phase centres on the construction of a new studio theatre above the existing auditorium. Here, structural ingenuity was key. The use of steel framing combined with cross laminated timber minimises both weight and embodied carbon, reducing the demand for intrusive strengthening works to the historic structure below. The lightweight nature of the system also supports shorter construction periods, helping to keep theatre closures to an absolute minimum.

Acoustic separation between the two performance spaces was fundamental to the viability of the concept. 海角视频鈥檚 acoustics and structural engineering teams collaborated closely with specialist theatre acousticians to deliver a robust box-in-box arrangement that addresses both airborne and structure-borne sound. This ensures that performances can take place concurrently in the main house and studio, protecting artistic flexibility and maximising the venue鈥檚 programming potential.

Throughout the project, detailed planning and coordination supported the theatre鈥檚 ongoing operation. Construction sequencing, access strategies and plant installation methods were carefully designed to reduce disruption, protect sensitive spaces and allow the building to reopen in time for critical performance seasons.

Equally important is the future-proofing of the building鈥檚 energy infrastructure. Rather than locking the theatre into a short-term solution, 海角视频 enabled a phased transition that aligns with the realistic lifespan of existing plant while setting a clear path towards lower operational carbon. This approach supports better value over time and avoids unnecessary carbon and cost associated with premature replacement.

Our team also provided BREEAM advisory support, achieving a Very Good rating at design stage with the potential for Excellent by embedding embodied carbon efficiency, water savings and pragmatic energy upgrades within the constraints of the existing building.

The project also demonstrates how sensitive interventions can unlock the potential of historic buildings without compromising their character or performance. Through lightweight construction, retained elements and careful acoustic and structural design, the theatre is able to grow within its historic footprint, preserving its place in Cambridge鈥檚 urban fabric while meeting contemporary expectations. The result will be a revitalised cultural venue that is better equipped to serve artists, audiences and the city for decades to come, underpinned by engineering solutions that support flexibility, sustainability and long-term value.
