º£½ÇÊÓÆµ brought the technical clarity, integrated engineering, and creative problem solving that made it possible to transform a dense, urban building in the heart of Times Square into an immersive, high‑impact attraction for NFL fans.
From structural engineering and MEP design to lighting and energy modeling, our team worked behind the scenes to support a theatrical, sensory environment that delivered a powerful impression for every visitor. The project merged the vision of Cirque du Soleil and the NFL to create a one‑of‑a‑kind attraction that blended storytelling, technology, and physical performance within a compact footprint.
The NFL Times Square Experience invited visitors into a multi‑floor journey that combined interactive exhibits, retail, food and beverage service, educational installations, and a full 4D theater at its core. Set within four lower levels of 701 Seventh Avenue, the 40,000ft² space was shaped as a hybrid between a museum and a performance venue. It gave guests a sense of what it feels like to be part of the NFL world, whether standing on the sidelines, entering the combine, or immersing themselves in a cinematic game‑day sequence. Our role was to make that immersion effortless by designing building systems that remained hidden, quiet, and precisely calibrated to support the experience.
Challenge
Delivering an attraction of this complexity within an existing structure in Times Square required overcoming several significant challenges. Although the building was newly constructed, the portion allocated for the NFL Experience had already been completed when the project began. This created the conditions of a retrofit within a newly built shell, meaning all structural, mechanical, electrical, and fire life safety interventions needed to be carefully woven into a fixed framework.
Creating the signature 4D theater was one of the most demanding engineering tasks. The theater spanned multiple levels and required a major structural cutout to accommodate the tall, immersive volume. This space needed to be acoustically isolated and protected from vibration so that moving seats, surround screens, sound effects, and scent dispensers could operate without disturbance from the rest of the building or the streetscape outside. Achieving this within an already constructed floor plate intensified the engineering constraints and required precise detailing and coordination.
The project was also highly reliant on advanced audiovisual systems, interactive screens, and powered exhibits. This placed unusual loads on the electrical system and required careful planning to ensure consistent, reliable performance. The dense concentration of AV infrastructure meant that routing services while keeping them invisible to guests was a key challenge. HVAC design also demanded creativity because thermal comfort had to be maintained in a series of tightly packed spaces full of heat‑generating equipment.
Additionally, a large atrium connecting multiple levels introduced fire separation complexities that needed to be resolved without compromising the openness that supported the visitor flow and storytelling intent. Every system had to be integrated quietly into the background so the guests could remain fully immersed from the moment they stepped out of the theatrical elevators to the exhibits and games that concluded the experience.

Solution
º£½ÇÊÓÆµ provided a fully integrated suite of engineering services that enabled the creative vision to take shape. Our structural team developed the interventions required to open up the floors and form the tall, multi‑level theater volume. These solutions ensured that the space performed as intended while controlling vibration and isolating sound. Working within the constraints of the existing structure, we developed innovative ways to redistribute load paths and stabilize the architecture surrounding the theater cutout.
On the MEP side, our engineers designed building systems that supported the heavy technical and environmental demands of the immersive experience. We coordinated closely with exhibit designers and AV specialists to align power distribution with the needs of interactive installations, motion‑based seating, multi‑surface projection, and multimedia components. The electrical design addressed the high density of equipment and provided the level of reliability required for a venue that depended on synchronized, dynamic sequences.
Mechanical systems were tailored to maintain comfort despite significant internal heat loads and shifting occupancy patterns. Air distribution strategies were designed to be unobtrusive so the environment would feel natural and seamless to visitors, regardless of how intense or activity‑driven a specific zone might be. Lighting design played a complementary role, offering a technical foundation for dramatic scene setting while remaining discreet enough to allow the theatrical elements and digital media to take center stage.
Energy modeling supported decision-making and helped the design team understand how building systems would respond to the unique operational patterns of the experience. Throughout the project, the engineering teams worked collaboratively with architects, exhibit designers, and Cirque du Soleil’s creative leaders to ensure that building systems empowered the narrative rather than constrained it.
