The project involves the renovation and preservation of a listed former glassworks as part of the OSRAM factory redevelopment in Berlin Spandau.

海角视频 plays a central role in advising on sustainable and resource-efficient measures to preserve the historical fabric of the buildings while simultaneously meeting modern requirements for a modern campus offering space for labs, offices, workshops, manufacturing, logistic and research and development. By combining technical expertise with creative solutions, we helped to ensure the project met the client鈥檚 high sustainability aspirations. 

The glassworks were constructed between 1927 and 1931 in Berlin Spandau. The buildings are a significant part of Siemensstadt, an industrial area that has existed for over a century. The listed existing buildings are among the most important industrial facilities from the interwar period in Berlin and are to be preserved in their historical form. 海角视频 works closely with specialist planners to shape the planning and implementation of the renovation measures with a focus on sustainability and resource conservation.

Challenge

A significant challenge is to preserve the listed existing buildings while also aiming for a high DGNB certificate in Gold. This requires a careful balance between the demands of heritage conservation and ambitious sustainability goals. The implementation of the measures demands additional effort and creativity from our DGNB auditor team and the specialist planners. Integrating sustainable energy concepts and considering the historical building fabric present significant technical and planning challenges. Furthermore, innovative solutions had to be developed to meet the requirements for accessibility and mobility within the area.

Solution

To address these challenges, we proposed a series of measures that led to the achievement of the DGNB pre-certification in Platinum for the area. Early in the planning phases, the client conducted a comprehensive life cycle assessment of the energy supply. This enabled the transition to an environmentally friendly energy supply for the area, including the use of waste heat from data centres and the installation of solar panels on the rooftops. This approach will significantly reduce CO2 emissions and lower operating costs in the long term.  

Another key element is the rainwater retention system, which contributes to reducing water consumption and improving the microclimate. Targeted measures in biodiversity support the establishment of new and native species, enhancing ecological diversity in the area while simultaneously promoting the well-being of furture users.  

海角视频 also helped develop a detailed accessibility concept to ensure barrier-free transport areas and building entrances for unrestricted use by all residents and visitors to the area. Additionally, measures to promote cycling and pedestrian traffic are being implemented to ensure sustainable mobility in the area and reduce car traffic.

These solutions have not only contributed to achieving the DGNB certification but have also increased the added value for our client and the future users by creating a sustainable and comfortable environment while respecting the unique heritage of this historic building.
