Delivering certainty, performance and long-term value for a complex high-rise development, º£½ÇÊÓÆµ played a central role in shaping Piramal Aranya into one of Mumbai’s most distinctive luxury residential destinations.

Set within a rare seven-acre site in Byculla, adjacent to the historic Rani Baug botanical gardens, Piramal Aranya brings together four elegant residential wings, with panoramic views across the city and the Arabian Sea. Conceived as a premium residential offering, the development balances architectural ambition with the expectations of an evolving market, combining generous living spaces with refined amenities and strong urban connectivity.

º£½ÇÊÓÆµ provided structural engineering, building services engineering (MEP) and site-wide infrastructure design, working in close collaboration with the architect and wider team to deliver an integrated solution. From the outset, the project demanded a careful response to its urban context, environmental conditions and shifting commercial drivers, requiring a design approach that was both technically rigorous and highly adaptable.

Challenge

Designing a cluster of super-tall residential towers in Mumbai presents a series of interrelated challenges, many of which evolved over the course of the project.

At the scale of Piramal Aranya, wind loading became the governing factor in structural design. The height of the towers required detailed analysis to ensure both structural stability and occupant comfort, particularly given the prominence of the site and the expectation of uninterrupted views from every residence.

The project also evolved significantly in response to market feedback. Initial designs for two towers of equal height and large apartment footprints were refined to better align with buyer expectations. This led to adjustments in tower height, unit sizes and the introduction of a third tower, requiring the engineering design to remain responsive throughout.

Environmental conditions further shaped the brief. Mumbai’s hot, humid climate and intense monsoon seasons required building services that could maintain high levels of internal comfort while managing energy and water use effectively. At the same time, the proximity to sensitive green space placed emphasis on minimising environmental impact and integrating sustainable systems without compromising performance.

Finally, the scale of the site and its location within a dense urban fabric required careful coordination of infrastructure, ensuring reliable connections to municipal systems while supporting the development’s long-term resilience.

Solution

º£½ÇÊÓÆµâ€™s response was rooted in integrated, multidisciplinary design, aligning structural, building services and infrastructure strategies to address the project’s complexity.

For the towers, advanced structural analysis and wind tunnel testing enabled the team to understand and refine wind behaviour, ensuring stability and occupant comfort at height. This informed the optimisation of the structural system, allowing the architectural vision to be realised without compromise.

Foundation design was carefully tailored across the site. For areas with favourable ground conditions, efficient raft foundations were adopted. In more challenging zones, particularly where weaker soil layers were present, the team developed an optimised piled-raft solution. This approach allowed loads to be distributed more effectively while reducing the number of piles required, balancing performance with material efficiency.

The building services strategy focused on delivering comfort in a demanding climate while embedding sustainability at every level. Systems were designed to respond to high temperatures and humidity, creating high-quality internal environments for residents. A key component was the integration of water management strategies, including rainwater harvesting and on-site recycling, significantly reducing reliance on municipal supply and supporting the development’s landscaping and non-potable water demands.

Energy and infrastructure systems were coordinated across the site to ensure efficient distribution and long-term resilience. This included the integration of electrical systems, lightning protection and public health engineering networks, carefully routed and connected to existing municipal infrastructure despite the constraints of the elongated site. Throughout, the design remained flexible, accommodating changes in tower configuration and unit mix without undermining the overall performance of the development. This adaptability was critical in supporting the client’s commercial strategy while maintaining design integrity.

This underpins the long-term desirability and value of the apartments, particularly given their emphasis on panoramic views and elevated living.

The integration of sustainable building services, particularly water recycling and efficient resource use, reduces operational demands on local infrastructure while lowering long-term running costs. In a city where utility pressures are increasing, this represents a significant benefit for both the client and residents.
