Unlocked after a decade of development and $22 billion of public investment, Seaport is now home to an ecosystem of more than 350 companies, from global leaders in technology and biotech, to ground-breaking start-ups.
In the heart of the district, WS Development is transforming 23 acres of land, composed of 7.6 million ft2 of residential, hotel, office, retail, entertainment, civic and cultural uses, as well as signature public open spaces. The scheme represents the single largest active development project in Boston鈥檚 history.

海角视频 has been engaged to provide multidisciplinary consultancy across a broad range of services through multiple phases of the regeneration project, from the beginning of the concept design. Our teams have worked particularly closely with architects Gensler and Morris Adjmi on a series of landmark tower blocks 鈥 known during the design and construction phase as L5, L4, Parcel P and Block N.
Spring City 66, Kunming, China
Spring City 66 is one of the largest commercial complexes in the region, drawing architectural inspiration from the surrounding landscape of western China, with its terraced landscaped promenade recalling the region鈥檚 lush valleys.

The development has been separated into two phases, Phase One comprises of an office tower and retail mall which opened in 2019. Phase two 鈥 the hotel and serviced apartments 鈥 are targeted to complete in 2024.
Lots Road Power Station, London, UK
From 1902 to 1998 Lots Road Power Station fuelled the London Underground. At the time of its construction, it was dubbed the largest power station ever built. A new vision will see it turned into an expansive dual-site residentially-led development.

The reimagined power station building will stand at the heart of an 8.85-acre redevelopment, framed by the two new glass residential towers. When it completes in 2024, this repurposed icon of London鈥檚 Victorian heritage, will offer 260 luxury flats and help to restore and revive this historic section of the Thames riverside. Our broad, multidisciplinary team delivered critical input across a range of services, acting as a true trusted advisor to the client and working closely with a range of collaborators and architects to realise this major regeneration.
Our experts designed a 鈥榖uilding within a building鈥 solution, using the latest digital 3D modelling, to allow for the adaptive reuse of the power station鈥檚 facade. Our water engineering experts developed a flood risk management strategy for the site. They also liaised closely with the Port of London Authority and advised on a range of interventions to enhance the historic river wall, building greater resilience against the future flooding impacts of climate change.
Riyadh Metro, Riyadh, Kingdom of Saudi Arabia
Riyadh鈥檚 population has more than doubled since 1990, to more than 6.5 million people and it is expected to rise to 8.53 million within a decade. The Riyadh Development Authority (RDA) is building the Riyadh Metro, an entirely new public transit system for the city, with six main lines covering 176km (110 miles). It is expected to transport 3.6 million passengers a day by 2030 and will play a key part in reducing the number of car journeys throughout the city by almost two million trips each day.
The King Abdullah Financial District (KAFD) Metro Station will be one of three iconic stations on Riyadh鈥檚 new Metro forming an integral part of the Arriyadh Strategic Public Transport Plan. It will serve as an above-ground, key interchange for Line 1, as well as the terminus of Line 4 (for passengers to the airport) and Line 6. The local monorail will also be accessible from the station via a skybridge.

Set to open in 2024, the 45,000m2 metro station will serve the King Abdullah Financial District, one of 14 giga-projects under development in Saudi Arabia, as part of the Vision 2030 plan to transition the kingdom away from an oil-based economy.
海角视频 was engaged to provide broad multidisciplinary expertise to both the KAFD Station and Olaya Station, working closely with Zaha Hadid Architects for KAFD and Gerber Architekten for Olaya.
The Olaya Metro Station is a complex multidisciplinary project that will establish a major transportation hub while creating a peaceful public garden. Occupying a prominent central location, this development is set above the intersection of two underground railway lines. Inside the station there are four levels extending 30 metres below ground. This space contains one rail platform that crosses under another. The above ground area accommodates food courts and a shopping mall in keeping with a scheme that employs open views and natural light to enable easy wayfinding.
The Museum of Modern Art, Warsaw, Poland
Conceived as a monolithic cube veiled in a white concrete facade, the Museum of Modern Art covers 19,788m2. The building is located along the busy Marsza艂kowska Street, close to the Palace of Culture at the heart of Warsaw. A public courtyard provides space for outdoor artistic programmes and creates a link between important cultural institutions.

海角视频鈥檚 building services (MEP) specialists needed to ensure that the temperature and humidity are correctly balanced in the different zones.
The new building will become an important landmark, forming a new cultural centre for the city with the Museum of Modern Art (MSN) section set to reach completion in 2024.

As part of an ambitious plan to update its east campus the museum embarked on a $650m project to unify the permanent collection galleries into a cohesive museum space, while opening the ground level areas to the community. The proposed curvilinear design will replace four former buildings of the original campus. The innovative design allows perimeter galleries with a flexible temperature range for occupant comfort and more stable artwork display, while more delicate art will be placed in interior galleries with tighter temperature and humidity controls.
海角视频 is providing integrated engineering services for the museum. The proposed layout requires a relaxed environmental design criteria to achieve a reduction in overall energy consumption. The new building will strive for LEED Gold minimum certification with ambitious net zero energy goals.

Oakland Energy Master Plan, Pittsburgh, USA
Oakland Energy Master Plan (OEMP) is a comprehensive approach to understanding the Pittsburgh district of Oakland鈥檚 current and projected energy demand, while addressing the climate crisis through the development of a practical, data driven energy plan.
As the project convener, Green Building Alliance has assembled the higher education and cultural institutions, healthcare provider, government entities, and local utility providers together to tackle the challenges of developing interventions to address the impacts of climate change, reduce residential energy burden, and achieve low carbon energy goals in the neighbourhood.

A multidisciplinary team from 海角视频 was engaged to create a plan that will help to shape the pathway to achieving a lower carbon future. The neighbourhood is one of the most energy dense districts in Pennsylvania with three universities, a world class healthcare system, biomedical and robotic laboratories, and several existing district energy systems. Development in the district is projected to grow in both density and energy use and therefore a comprehensive energy plan is needed to understand the pathway to achieving a low carbon future.
Worship Square, London, UK
Located in the heart of Shoreditch, London鈥檚 bustling tech district, Worship Square will be a major new commercial space defined by its focus on sustainability and wellbeing. Set to open in 2024, Worship Square will be international workspace provider HB Reavis鈥 most sustainable building to date, and aims to be net zero carbon in both construction and operation.

海角视频 was engaged from stage four of the project, developing building services (MEP) engineering and sustainability consultancy to ensure the project achieve its ambitious targets. The design team is targeting the BREEAM standard of 鈥渙utstanding鈥, thanks to its industry-leading approach to sustainable workspace.
Embodied Carbon targets at Worship Square will be more than 50% lower than the UK Green Building Council (UKGBC) 2020 baseline and 18% lower than the 2030 GLA (Greater London Authority) target, setting a new benchmark for the city. It is on track to achieve full net zero carbon status, BREEAM outstanding, EPC rating A, WELL gold/platinum and is designed to be NABERS 5*.
