Located in Worli, Mumbai, One Lodha Place is an impressive new commercial tower, with a strong focus on ESG.
Dubbed 鈥淚ndia鈥檚 finest office address鈥, the 173m building is a distinctive landmark on the Mumbai skyline. The structure consists of 38 floors, including 10 podium levels, two basement levels, two service levels, and a terrace. The building has an iconic design and is intended to attract a vibrant mixture of businesses from small start-ups to large corporate offices.
It provides a wealth of commercial space, alongside premium retail, food and beverage areas and parking spaces integrated into the common podium and basements. Boutiques, restaurants and cafes at the tower鈥檚 base, together with attractive streetscapes and a plaza, provide additional amenities for tenants, while fulfilling the client鈥檚 vision to create India鈥檚 most ESG focused development and a 鈥減lace in the city integrated with its surroundings鈥.
Challenge
The building, developed by Lodha Group, is constructed within a busy city centre location. It had to be constructed within the constraints of tight timelines and with a desire from the client to surpass the standards for green design while also delivering significant energy savings in support of their LEED Platinum ambition. 海角视频 was engaged to provide expert consultancy around building services engineering (MEP).
A reenforced concrete core with composite decking was chosen 鈥 a relatively new concept in the context of India鈥檚 commercial property market. As a practice we had the ability to have conversations with our international teams in Hong Kong, London and New York to gather 鈥榣essons learned鈥 in composite decking in terms of MEP complexities.

Solution
The 海角视频 team was able to apply this knowledge in working closely with the wider design team, helping to inform the plans for core wall openings and deck openings to facilitate MEP transfers.
The tower incorporates state-of-the-art technology and sustainable building systems, while offering tenants flexible, column-free spaces with a range of amenities.
We provided a broad range of building services engineering solutions that will be relevant to a Class A office. Our workflows involved testing many alternative ideas to arrive at systems that would provide flexibility for the future growth of tenants.
Our designers provided systems within the building to support a low energy building, helping to minimise its operational carbon footprint, coupled with the design of a Building Management System (BMS) that could gather and analyse energy trends to provide dynamic feedback to stakeholders as to how the building is performing and where it can be optimised.
