海角视频 supported technology-focused real estate developer EDGE by providing comprehensive assessments and insight around the sustainability and digital systems for a new 18-storey office development on Hamburg鈥檚 HafenCity neighbourhood – the city’s largest urban redevelopment.

EDGE ElbSide is a highly sustainable and digitally advanced office building in the popular Elbbr眉ckenquartier. The cutting-edge building harnesses renewable energy while offering green means of commuting, ensuring a minimal ecological impact for occupants, while low energy building services, reduced embodied carbon footprint, and an advanced building occupant digital app ensure highly efficient building operations.

Challenge

EDGE鈥檚 second project in the HafenCity district, ElbSide seeks to harness emerging building technologies and big data opportunities to maximise the sustainability and carbon efficiencies of the building, to provide tenants with modern office spaces that put climate protection and occupant wellbeing at its heart.

Our teams have worked with EDGE on a range of projects across Germany and the Netherlands, including EDGE Coolsingel, EDGE Grand Central, EDGE Suedkreuz, EDGE East Side, as well as the neighbouring EDGE HafenCity building.

For the EDGE ElbSide project, 海角视频 was initially engaged to deliver green building and occupant health and wellbeing certification. As well as providing support with the accreditation process, our experts provided insight and guidance on all elements of . We were later additionally engaged to provide a third-party assessment of the project鈥檚 digital solutions to support contractual planning requirements.

Solution

Dedicated to environmental and climate protection, the project features on-site renewable energy generation alongside low carbon heating solutions, coupled with smart building technology management to ensure an optimal energy-efficient performance.

Designed as a 鈥渟lim floor鈥 project, it embraces an innovative, future-proof modular concrete construction method. As Germany’s largest structure utilising slim-floor construction, EDGE ElbSide cuts carbon emissions by nearly 50% compared to a regular concrete construction. The building is also set to feature a rooftop photovoltaic system, contributing to its receipt of the environmental accreditation HafenCity EcoLabel Platinum and WELL Core & Shell Gold certification.

The energy concept of the building is based on modularity, flexibility, and environmental harmony, resulting in a high-quality and comfortable working environment. EDGE鈥檚 buildings are known for their impressive atria and impactful biophilic elements. EDGE ElbSide is no exception, featuring a series of 鈥渨inter gardens鈥 鈥 enclosed garden spaces. Facing outwards and spanning over several levels, the 鈥渨inter gardens鈥 provide lounge-like spaces that can be used by occupants throughout the year. They also act as buffer zones that regulate the building’s temperature and ventilation and introduce natural light and plants into the building.

We worked closely with the client, architect and the wider design team collaborators to ensure sustainability considerations and specifications were maximised throughout, as well as working within the requirements of the certification bodies. Our team also advised on a range of operational energy efficiencies, embodied carbon materiality considerations and the integration of renewable energy technologies. We ran a series of workshops with the client and design team throughout the development process to ensure the most impactful solutions were integrated into the design.

Our digital advisory team delivered a full third-party digital building review. This included site visits to test the full functionality of the building鈥檚 smart systems, with a full report delivered on the assessment. Digital solutions included a dedicated building app for occupants, enabling them to do everything from adjusting heating, cooling and lighting to the controlling the sunblinds from their phones.
