海角视频鈥檚 experts are playing a critical role in advancing the redevelopment of a tired and underutilised brownfield site, for the delivery of much-needed new affordable homes in Streatham, in south London.

We are working closely with developers Hadley Property Group and the wider design team, led by Stockwool Architects, on the scheme, which will see the redevelopment of 100 Woodgate Drive.

The site, which is currently occupied by a large former Homebase retail store and car park, will provide a new, sustainable, community-focused hub for Streatham. The vision is to deliver 237 new high-quality homes (including 35% affordable), substantial new public realm and play spaces, an integrated sustainable transport hub, as well as a new, larger building for Streatham Vale GP Surgery. The new surgery will enable the practice to take on more patients, increasing capacity from 10,300 to 13,000.

海角视频 was engaged by the joint venture team of Hadley Property Group and Clarion Housing Group to provide a range of engineering design and advisory services, including building services engineering (MEP), energy and sustainability, infrastructure and utilities as well as air quality monitoring.

Following extensive community consultation, the scheme was approved by Lambeth鈥檚 Planning Applications Committee in Spring 2024.

The development, which will consist of four new apartment blocks, will be heated via a community heat network, using the latest air-source heat pump technology, minimising the operational carbon intensity of the new homes.

The homes will also be highly energy efficient, with high levels of insulation minimising energy wastage and maximising thermal comfort. This highly sustainable approach will achieve energy savings of 60% when measured against Part L (2021) of Building Regulations, far surpassing the requirement from the Greater London Authority which is a 35% improvement.

The scheme was also tested against the new Part O (Overheating) of the building regulations. 海角视频 worked very closely with the architects to ensure that the effects of overheating could be mitigated by natural ventilation and this was demonstrated by enhanced thermal modelling in accordance with CIBSE TM 59.

The inclusion of an integrated public transport hub will also be critical. The London Plan has now set out a target for 80% of all journeys to be by foot, cycle or public transport by 2041, and new developments are required to do their part in making this happen.

Our team delivered a bespoke sustainability strategy for the scheme, as well as preparing the project for BREEAM assessment.

The development will enable a significant urban regeneration and greening, with an increased biodiversity, as well as providing more than 200 new homes and vital community infrastructure.
