º£½ÇÊÓÆµâ€™s multidisciplinary ‘Retrofit First’ approach instrumental in nod of approval for 50 Baker Street

Derwent London and Lazari Investments have received the green light for 50 Baker Street, their ambitious office-centric development spanning c.240,000 square feet on the iconic Baker Street in London. This approval comes amidst environmental concerns due to the planned demolition of five existing buildings on the development site.

Designed by the architectural firm AHMM, º£½ÇÊÓÆµ were instrumental in developing the whole-life carbon narrative ahead of planning approval. Our approach is Retrofit First, as opposed to retrofit only, where º£½ÇÊÓÆµ assessed the possibility of reusing parts of the existing buildings and concluded that a new highly efficient structure would have similar, if not better up-front embodied carbon numbers when compared with a retrofit option where parts of Accurist House are kept. The scheme also provides a 20% improvement on Operational Energy from day one, with a loose fit, adaptable naturally vented building. Suitable for the next 60 years, if not 120 years, with appropriate maintenance, the development will generate a sense of place, promoting well-being, greening, and providing a larger number of affordable residential units.

º£½ÇÊÓÆµâ€™s innovative circular economy solutions include reusing over 59% of the existing concrete slabs of Accurist House in the new raft as “void formersâ€, saving 2,000 m3 of concrete.  

Future-proofing the design through a ‘use for longer’ philosophy, º£½ÇÊÓÆµ developed a series of strategies to ensure the new space would generate a sense of place, promote wellbeing and greening and be flexible and adaptable ensuring a practical lifespan of over sixty-years.  

Our strength is our highly integrated multidisciplinary approach. Our experts in Structures, Sustainability, including energy modelling, and Facades have come together to develop a science backed narrative for planning.  We helped stir the design to ensure the stringent sustainability criteria set by our ambitious clients were met, while enabling the architectural vision of AHMM to be realised.

The Derwent and Lazari Investments joint-venture are set to replace the current group of five buildings with a modern eight-story edifice. The project promises a diverse array of spaces, including offices, retail outlets, eateries, a communal area, and 17 residential units, effectively doubling the commercial area from its current 122,000 square feet to a robust c.240,000 square feet. 

The project now awaits the go-ahead from the GLA before proceeding.
