In Ballungsr\u00e4umen liegt die Mietbelastung bei neuen Mietvertr\u00e4gen teilweise \u00fcber 40 % des durchschnittlichen Einkommens.<\/h3>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>Laut Bundesinstitut f\u00fcr Bau-, Stadt- und Raumforschung (BBSR) ben\u00f6tigt das Land j\u00e4hrlich rund 320.000 neue Wohnungen. Doch jeder Neubau verursacht erhebliche CO\u2082-Emissionen, und bereits heute entfallen rund 40% der nationalen Emissionen auf den Geb\u00e4udesektor. Der aktuelle Neubaubedarf und die Emissionen des Geb\u00e4udebestands \u00fcberschreiten bei konventioneller Bauweise Deutschlands Klimaschutzziele. Wie l\u00f6sen wir diesen Konflikt und schaffen Wohnraum, der sowohl bezahlbar als auch \u00f6kologisch nachhaltig ist?    <\/p>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-herangehensweise\">Herangehensweise<\/h4>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>Ein interdisziplin\u00e4res Konsortium aus 海角视频, empirica, Urbi-et und dem Netzwerk Immovilien entwickelt und testet eine Roadmap f\u00fcr \u201eWohnraum, der nicht die Welt kostet\u201c. Ziel ist es Siedlungsentwicklung innerhalb der planetaren Grenzen zu erm\u00f6glichen. Im Fokus stehen vier zentrale Handlungsfelder:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li class=\"\"><strong>Transformation und bessere Nutzung des Bestands:<\/strong> Bestehende Geb\u00e4ude sollen effizienter genutzt und nachhaltig saniert werden, um den Bedarf an Neubauten zu reduzieren und gleichzeitig die CO\u2082-Emissionen zu senken. Dies umfasst die Aktivierung von aktuell ungenutzten Bestandsfl\u00e4chen und die \u00dcberwindung technischer und regulatorischer H\u00fcrden.  <\/li>\n\n\n\n<li class=\"\"><strong>Gezielte Anreize f\u00fcr nachhaltigen Neubau:<\/strong> Schaffung von Anreizen und Rahmenbedingungen, die den Bau von \u00f6kologisch nachhaltigen und gleichzeitig bezahlbaren Wohnungen f\u00f6rdern. Dies beinhaltet die Verankerung von planetaren Grenzwerten im Neubau und die Nutzung lebenszyklusorientierter Ans\u00e4tze.  <\/li>\n\n\n\n<li class=\"\"><strong>Innovative und gemeinwohlorientierte Wohnformen:<\/strong> Entwicklung und F\u00f6rderung neuer Wohnkonzepte, die eine effizientere Nutzung des Wohnraums erm\u00f6glichen und den \u00f6kologischen Fu\u00dfabdruck minimieren. Dazu geh\u00f6ren flexible Grundrisse und Wohnformen, die sich an ver\u00e4nderte Bed\u00fcrfnisse anpassen k\u00f6nnen.  <\/li>\n\n\n\n<li class=\"\"><strong>Vereinfachung der Baustandards:<\/strong> Untersuchung des Potenzials f\u00fcr bezahlbaren Wohnraum durch weniger kostenintensive Vorgaben, wie beispielsweise den Geb\u00e4udetyp E. Dies k\u00f6nnte dazu beitragen, die Mietpreise zu senken und ressourcenschonendes Bauen zu f\u00f6rdern.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-planetare-grenzen\">Planetare Grenzen<\/h4>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>Wie k\u00f6nnen wir Wohnraum innerhalb planetarer Grenzen erm\u00f6glichen? Sechs der neun betrachteten planetaren Grenzen \u2013 Klimawandel, Biodiversit\u00e4t, Ver\u00e4nderung der Landnutzung, biogeochemische Kreisl\u00e4ufe, neuartige Substanzen und Frischwasser \u2013 werden bereits jetzt als \u00fcberschritten betrachtet. Dies hat schwerwiegende Folgen f\u00fcr globale Ver\u00e4nderungen und die Bewohnbarkeit des Planeten. Diese Ans\u00e4tze werden im Rahmen von Prototypen getestet, um ihre Praxistauglichkeit zu \u00fcberpr\u00fcfen.
